Our sales service commences with an initial visit to inspect and appraise the property, to suggest an appropriate marketing figure and to discuss the particular circumstances pertaining to the property and client.
Marketing Assesment
The sales price which can be justified for a property will be determined not only by the size of the property, but also by the standard of its condition, the size and state of the garden and any land and outbuildings, the location and its surrounding s and obviously the prevailing market conditions at the time. Martin Kemp Property Services will evaluate all the various factors to give you balanced advice as to the marketing of your property.
Finding a Buyer
Martin Kemp Property Services will market your property from both our Aylesbury and Wendover offices using fully illustrated colour particulars, local and national advertising, town centre window display and colourful and eye catching for sale boards. Our fully illustrated particulars are normally the most comprehensive, up to date and well presented in the area. Normally a number of colour photographs of the property will be included. The particulars are distributed to a regular flow of prospective buyers, all of whom are required to register with our offices, so our fully trained staff can assess both them and their requirements. We are also in regular contact with large corporate applicants and al the major relocation companies.

Through our association with Rightmove and Property Today your property would also be promoted 7 days a week 24 hours a day worldwide. Viewings
Our fully trained staff always accompany prospective purchasers to the properties we have for sale. This enables our sales staff to properly evaluate the ability of the potential buyer to purchase your property. We are able to gauge the suitability of the applicant for the property and vice versa and are often able to guide a prospective buyer to a suitable property, perhaps a property they had initially discounted.
Newspaper & Magazine Advertising
We use a wide variety of advertising media to promote the properties we have for sale. The Bucks Herald which covers the mid Bucks region is a regular source of enquiries for our sales team. This is supplemented with advertising campaigns in other newspapers including the Bucks Examiner (Chesham and Amersham), Bucks Free Press (High Wycombe, Beaconsfield, Amersham and surrounding), Buckingham Advertiser (Buckingham, Winslow, Brackley, Bicester and Towcester), and Milton Keynes Citizen. We also advertise in specialist property related magazines including Hot Property, available throughout London and the South East, PlotFinder, aimed specifically at the self build/barn conversion market, Country Life, Farmers Weekly and where appropriate National Newspapers.
We are often able to secure Newspaper and Magazine editorials about the properties we have for sale, if you have interesting, historical or funny stories about your home make sure we are informed.
Sales Deposits
To help secure your sale and ensure that your purchaser is committed, we request that a £500 deposit is paid to Martin Kemp Property Services as stakeholders by the purchaser, on acceptance of an offer by you the vendor. The deposit is held in our bonded clients account with Raphaels Bank plc. It forms part of the purchase price on exchange of contracts. It is accepted on the basis that the property is reserved for that buyer for a period of 5 weeks, if contracts have not been exchanged within the 5 week period, we on your behalf reserve the right to re-offer the property for sale if appropriate.
Sales Co-Ordination
Our sales team will always thoroughly investigate the ability of prospective purchasers to buy your property. This includes liaising with the other agents and solicitors as to details of any chain and ensuring that each buyer in the chain is in a position to proceed within an acceptable time scale. We are able to assist the buyer with mortgage finance through our association with Legal and General and can recommend specialist lenders for specific needs including self build projects.
Our team will liaise with between all parties to ensure a trouble free transaction. The transaction will be monitored on a weekly basis, appointments will be made for building society valuers, surveyors and where necessary builders and specialist contractors. We will progress check the transaction with the solicitors and conveyancers ensuring that local authority searches are raised and received, the legal enquiries are raised and answered, that contracts are prepared and submitted for signature. We will speak to all parties in the chain to agree mutually acceptable moving dates and finally arrange to pass over the keys on completion of the sale.
Other Services
Our professional services division are able to undertake full structural surveys, home buyers survey & valuation, surveys and open market valuations for clients. Our fully qualified consultant surveyors have many years experience and are able to provide detailed reports normally within 72 hours of receiving instructions. We are also able to provide architectural and planning services for both private individuals and companies.
Our Commercial Property division can advise in the sale, acquisition and letting of all types of commercial property including offices, industrial and storage premises, shops, restaurant, pubs and commercial land.

The gardening team, led by Stuart Wells, will cut the lawn on a regular basis, undertake tree surgery and even lay a new patio for you. Our team also includes experts on a range of tasks from installing a complete new bathroom suite for you to just changing the washer on a drippy tap. Bob the Builder is a dab hand with a paintbrush and Arthur’s abilities make him the most adaptable and accomplished individual for any job around the house.
